The short version

reKro has the clearest promise in this comparison: one reusable application, one bill and a bond that moves with the renter. None of the six searches shows reKro on page one yet. Blueground holds four of them and has about 300 Google ads on record.

Positions read live from Google Australia on 9 October 2026. Volumes: High or Medium read from the live page signals (who holds the top results and the People Also Ask cluster). No measured volume tool was used, so every volume is labelled as an estimate.

Property Providers holds the top of furnished rentals Sydney with a long-term rental page, and two paid slots sit above it. Google showed no question box on this search, so the renter already knows what they want: a furnished place, for a long stay, in Sydney.

SEO · Part two

What page one on those searches is worth

The chain, with every assumption written down. Deliberately conservative.

1,100searches a month

The six searches in this report, at an example volume a Sydney rental market this size supports. An example, not a measured figure.

120visits a month

The clicks you do not get today, once your pages sit around position three, rounded down.

6enquiries a month

Rental applications or enquiries at 5% of those visits, rounded down.

6 a montha month, rounded down

Applications and enquiries, not signed leases. No weekly rent is shown on your homepage, so I have not put a dollar figure on them.

Halve the example volume and it is still three renter enquiries a month going to Blueground and Furnished Properties today. Each one is a tenancy that could run for a year or more.

How we got there

  • Click-through by position: 27% at 1, 15% at 2, 11% at 3 (published organic CTR studies, rounded down)
  • Enquiry rate: 5% of visits
  • Close rate: Nothing assumed about how many applications become leases
  • Average sale: Not assumed. No rent figure is shown on the homepage
  • Only the clicks you do not already get are counted

Estimates, not promises. Each assumption is deliberately conservative so the number holds up.

What the SEO work is

Give the homepage a title and heading built around furnished long-term rentals in Sydney, add a sitemap, build a page per home type (apartments, private rooms, houses, student residences) aimed at one search each, and set up a Google Business Profile so the map results have something to show.

Volumes: High or Medium read from the live page signals (who holds the top results and the People Also Ask cluster). No measured volume tool was used, so every volume is labelled as an estimate. Maths file saved with the evidence for this report.Page 4

Ads verdict

About 300 ads on record point to theblueground.com. The two in view sell New York and Los Angeles apartments with a monthly price in the headline. None of the six Sydney searches showed Blueground in a paid slot; the paid slots on furnished rentals Sydney went to Airbnb and booking sites. A capped search campaign on these terms would put reKro beside them.

Landing page verdict

Your homepage opens on a strong promise and a single box: where do you want to live. There is no enquiry or application form on the homepage in my capture, and the phone number sits in the footer. No GA4, Tag Manager, Google Ads or Meta tag fired on the homepage, so a paid click today could not be traced.

The direct-response read
Headline

Theirs: Blueground opens on urgency, telling the reader the apartment will not wait. Missing: the renter's own problem. Nothing names the pain of a second bond or a fresh application every lease.

Body copy and proof

Theirs: a checklist of furnished, move-in ready and utilities included, with a monthly price. Missing: a Sydney promise. The cards in view advertise homes overseas, so a Sydney renter is reading about somewhere else.

Creative and offer

Theirs: listing photos and a price per month. Missing: the interrupt. A photo of a room looks like every other rental ad; the idea that the bond moves with you is what would stop the scroll.

Why this matters: a stronger headline and hook lifts click-through. Higher click-through lowers what Meta charges per click. Cheaper clicks mean more visits from the same budget, and more visits mean more enquiries. The only furnished-rental brand in this feed is selling other cities, which leaves the Sydney renter for whoever speaks to them first.

Summary

Five improvements, in the order I would make them

1
Add tracking before any paid click

No GA4, Tag Manager, Google Ads or Meta tag fired on the homepage. Adding them first means every application can be traced to the search or ad that sent it.

Lifts every click
2
Open a capped search campaign for Sydney

Blueground has about 300 ads on record but none showed on these six Sydney searches. A small campaign on these terms, landing on a page with an application or enquiry form, is the fastest route to renters.

Fastest to enquiries
3
Put an application form on the landing page

The homepage asks where a renter wants to live and offers no form in my capture. A short enquiry or application form above the fold turns more of each visit into a conversation.

Doubles conversion
4
Retitle the homepage and build home-type pages

The homepage title is just "reKro" and there is no sitemap. A Sydney furnished-rentals title and one page per home type give Google something to rank on all six searches.

Compounds monthly
5
Set up a Google Business Profile

No profile was found for reKro in Sydney, while Furnished Properties shows 4.3 from 66 reviews. A profile, then reviews from current residents, is the cheapest trust in this report.

Who's behind this audit

I ran my own company
before I ran anyone else's ads

At 18 I started a corporate events company doing photo booths, DJing and photography. I could not afford an agency, so I taught myself web development, Meta Ads, Google Ads and SEO off YouTube, got myself to number one on Google, and took it to roughly $300,000.

Everything in this report I can read because I have spent my own money on the exact channels it covers. What follows is not theory. It is what I would fix first.
