Five channels, checked live on 12 October 2026. Every line traces to a source captioned on the page.
| Channel | Focus Buyers Advocates | Concierge Buyers Advocates | Property Home Base | What it means |
|---|---|---|---|---|
| Google rankings 6 money searches | Page one on 0 of 6 | Page one on 1 of 6 | Page one on 4 of 6 | Property Home Base holds four page one spots and Concierge holds #1 for South East Melbourne. You hold none yet. |
| Google Ads Transparency Centre, AU | 0 ads on record | 16 ads on record | 19 ads on record | Both have Google ads on record pointing to their sites. The ads are undated, so I cannot say what runs today. |
| Meta Ads Ad Library, active now | No ads found | No ads found | No ads found | Nobody in this comparison is in the feed. The first buyers agency in has it to itself. |
| Landing page Where the click lands | Consultation form, two phone links | Consultation button, chat widget | Consultation button, one phone link | Yours is the only homepage of the three with an enquiry form in the first screen. |
| Reputation Google rating (reviews) | Not counted, phone differs | 5.0 (22 reviews) | 5.0 (511 reviews) | Property Home Base shows 5.0 from 511 reviews. The Focus Buyers Agent listing I found shows a phone number not on your site, so I have not counted it. |
Focus Buyers shows what most buyers agencies only claim: seven purchases on its own site, in Doveton, Springvale, Dandenong and Glen Waverley among others, each with the price paid and the weekly rent, plus a consultation form in the first screen. None of the six searches here finds it on page one. Property Home Base is on page one for four of them.
Six searches a buyer types before choosing a buyers agent, read live from Google Australia on 12 October 2026.

A Reddit thread holds the top spot for buyers agent Melbourne, with an industry association third and a review site fourth. Property Home Base is fifth with its flat fee in the title. No question box was captured, but the Reddit thread is the question: buyers asking each other who to trust before they call anyone.
The chain, with every assumption written down. Deliberately conservative.
The six searches in this report, at an example volume a Melbourne market this size supports. An example, not a measured figure.
The clicks you do not get today, once your pages sit around position three, rounded down.
Enquiries at 5% of those visits, rounded down.
Enquiries, not signed clients. Your fee is not on your site, so what a new client is worth is your number, not mine.
Halve the example volume and it is still three client enquiries a month going to the buyers agencies above you today. The purchase stories to win them are already on your site.
Estimates, not promises. Each assumption is deliberately conservative so the number holds up.
Split the homepage into a page per search: buyers agent Melbourne, investment buying, first home buyers and South East Melbourne. Give each a real title and description, add local schema, and put the purchase stories on the pages they prove.
| Advertiser | Ads on record | Last ran | Headline seen | Lands on | Offer on the page |
|---|---|---|---|---|---|
| Concierge Buyers Advocates | 16 | Not dated | "Outsmart the market. Buy Fast." | conciergebuyersadvocates.com.au | A private consultation and fixed fees |
| Property Home Base | 19 | Not dated | "Flat Fee Buyers Agents Melb" | propertyhomebase.com.au/buyers-agent/... | Flat fee pricing and a booked consultation |
| Focus Buyers Advocates | 0 | Nothing on record | Nothing running | focusbuyers.com.au | A five-field consultation form on the homepage |
Property Home Base has 19 ads on record pointing to its domain, selling a flat fee. Concierge has 16, selling speed: "Outsmart the market. Buy Fast." Neither is dated in the capture. A capped search campaign on the six terms here, landing on your consultation form, is the fastest way to be seen while the pages climb.
Your homepage opens on a five-field consultation form beside the founder's photo, which is the right first screen for a paid click. I did not submit it. GA4 and Tag Manager fire on the homepage. No Google Ads tag or Meta pixel was seen, so a paid enquiry could not yet be traced back to its click.
Theirs: nothing to read. Neither Concierge nor Property Home Base has an active ad under its name. Missing: a headline written to one buyer, the investor or the first home buyer, not to everyone.
Theirs: no copy in the library. Missing: named proof. Your site already shows purchases in Doveton, Springvale and Dandenong with the price paid and the weekly rent, which is the kind of specific a buyer looks for before calling.
Theirs: no creative to compare. Missing: a real property and a real face in the first frame, and one clear next step. A buyer should know at a glance that the consultation takes one form.
Why this matters: a stronger headline and hook lifts click-through. Higher click-through lowers what Meta charges per click. Cheaper clicks mean more visits from the same budget, and more visits mean more enquiries. With no buyers agency in this comparison in the feed, the cost of learning what works is as low as it will get.
Property Home Base has 19 Google ads on record and Concierge 16. A small campaign on the six searches here, landing on your consultation form, brings enquiries while the organic work takes hold.
The Focus Buyers Agent listing I found shows a phone number that is not on your site. Confirm it is yours and match the details, so its reviews count for the firm buyers find.
Everything sits on one homepage titled with the firm name alone. A page each for buyers agent Melbourne, investment buying, first home buyers and South East Melbourne gives Google something to rank.
GA4 and Tag Manager already fire. Adding the Google Ads conversion tag and the Meta pixel means every consultation request can be traced to the click that sent it.
Nobody in this comparison is running Meta ads. Your purchases, shown with the price paid and the weekly rent, are the proof a small test aimed at South East Melbourne buyers can carry.
Fifteen minutes on the phone, no pitch. I will walk you through the four pages I would build first and what a capped search campaign to your consultation form would cost.
Book a time with DeanAt 18 I started a corporate events company doing photo booths, DJing and photography. I could not afford an agency, so I taught myself web development, Meta Ads, Google Ads and SEO off YouTube, got myself to number one on Google, and took it to roughly $300,000.
Everything in this report I can read because I have spent my own money on the exact channels it covers. What follows is not theory. It is what I would fix first.
